What we do
Impact develops and redevelops apartments positioned to use California’s affordable housing programs. We have our own predevelopment funds, a significant balance sheet and deep experience. Every transaction is structured for its own circumstances, and our role falls into three stages.
Predevelopment
We identify and secure sites, then assemble the capital: first-lien, subordinate and mezzanine debt, bridge financing, conventional equity and tax credit equity. Many properties carry HUD rent subsidies and are at risk of converting to market rate, so this stage often includes HUD consent and approvals for tax-exempt bonds and federal Low-Income Housing Tax Credits.
Development
After acquisition we direct construction with our partner Highland Property Construction, making the construction decisions, attending draw meetings and keeping funds moving with investors and lenders. Through lease-up and stabilization we convert each property to its permanent financing.
Stabilization
We provide asset management for every operating property: lender, investor and regulatory compliance reporting; oversight of property management and maintenance staff; payment of fees and distribution of net revenue; and the troubleshooting each property and its residents need.
