Betel Apartments stands on the historic stretch of 24th Street at the heart of San Francisco's Mission District. Built in 1974, it is one of the oldest affordable housing properties in the city.
The rehabilitation plan, scheduled to begin in October 2015, redesigns the large community courtyard with a new play area and landscaping, updates the community room with computers and kitchen appliances, and refreshes every unit with new cabinetry, countertops, appliances, flooring, paint, tub and shower surrounds, and energy-efficient lighting and plumbing fixtures. Structural, waterproofing and lighting upgrades to the podium and garage complete the scope, which is designed to earn a GreenPoint Rating.
Impact partnered again with Mission Housing Development Corporation, worked through the HUD Section 236 loan prepayment and HAP renewal and assignment on behalf of the seller, and provided transaction coordination and construction and operating guarantees. Mission Housing's resident service coordinators run programs for the working families and children who live here.
